Terrible bug problem-​NEED RENOVATING-​Not worth the price
I came from out of state so I couldn’t tour it beforehand.
I just moved here in August 2015. Rent $ 1100 I’ve been here 2mths. I’ve put in several maintenance requests, mostly the 1^st two weeks. The washer and dryer they delivered to me are refurbished and are about 20 yrs old. The knob was broken on the dryer at the time of delivery. The w/​d will be an additional fee on to your rent.
I’ve killed 4 different types of bugs in my apt. (Beetle, spider, centipede, and unknown) Before we moved in, we had to put in a maintenance request to spray for bugs, as there were bugs crawling all over the empty apt. (I should’ve made a run for it then, but I tried to be positive)
After moving in, I realized that the apt IS NOT WORTH $ 1100. The apts are in desperate need of renovation.
The carpet is hard and never been replaced. The cabinetry is old AND DISGUSTING! Never been replaced. The ceilings and the bathroom walls have that old creepy popcorn thing that was popular in the early 90’s. Master bedroom closet is EXTREMELY NARROW. When walking through it, it is shoulder length apart. And the light makes a loud humming noise. TOTALLY CREEPY.
Parking is horrible. They have numerous reserved parking spaces for an additional fee of $ 75 a month. Which I refuse to pay, simply because I don’t believe in it. Apt communities should simply provide their residents with ample parking for free. Additionally, there are no community events here, and there is not a clubhouse area to hang out. The gym equipment is really old. The treadmills skip when you run on them, and if you’re not careful, you could seriously injure yourself. The mailman doesn’t care about putting mail in the correct mailbox. I frequently receive mail in my box that is intended for my neighbor. One time I got his prescription medication!!! Unbelievable!
Positive-​The place is quiet, and my neighbors are cool. I can walk to Target and Walgreens and other various restaurants.
I put in my 60 day notice, because the bad overwhelmingly outweighed the good for me. This apt is worth $ 800 at the MOST. I refuse to pay more than that for it. Plus there are numerous fully renovated properties in the area for much cheaper. This is not an $ 1100 apt. I would stay if the apt wasn’t so horrible.

Place is totally infested with rats. The dumpster area is full of rat holes and maintenance has done nothing to mitigate it. I see at least 2 per day as I walk out of the complex or take my trash out. I have contacted the Dekalb Dept of Health but they cannot contain the problem. The apartments are also infested with oversized roaches. You get what you pay for — the apartments are cheap, but with the discounted rent you get roaches and rats. Not worth it. Look elsewhere.

We lived here for about a year and it wasn’t bad. These apartments are a little older but they have been maintained well and every time we had a maintenance problem, it was fixed promptly. The rents are a little (or a lot, depending on where you look) less expensive than some of the other places we looked in the Buckhead area. Naturally, for a newer apartment in a really good location, you are going to pay more.
Having said that, the location here wasn’t bad at all in my opinion. There is a Target and a Starbucks across the street… what more do you need?!
There are some good restaurants not far away also. There is an Ethiopian and also an Indian restaurant across the street and quite a few others right up the road in Toco Hills. I really liked the Ethiopian restaurant. However, we never got around to trying the Indian restaurant so I can comment on that one. If you don’t like Target, there is a Publix and a REALLY nice Kroger in Toco Hills also.
The neighbors weren’t too bad, nothing you wouldn’t experience living in any other apartment complex in a big city. If you can get a second floor apartment, do that because otherwise you will hear your neighbors walking around all the time. Additionally, it can be a challenge to find a parking space later at night too but I try not to get too bent out of shape about minor stuff like that… life’s too short, LOL.
All in all, not bad for the price.

I lived here for just over two years, from June 2007 to July 2009.
My apartment was one bedroom, one bathroom, 800 sq ft. «Market Rent» was $ 975; we paid $ 800/​mo the first year and $ 875 the second year. For the third year, they offered us – get this – the full market rent price. And in this economy! I took that as an insult to my intelligence, but I had planned on leaving anyhow so it didn’t matter.
Anyway, the apartment itself was nice enough. Oak-​looking cabinets, white appliances, full W/​D hookup, walk-​in closet… The kitchen was really tiny though; hardly enough counter space for a microwave and cutting board! They’ve renovated about half of the apartments, so some have nicer features than others… this happened while we were living there, so we were not offered the renovations.
The staff when we moved here was much better than the staff when we left. Towards the end of our residence here, our A/​C went out, and it took them a full calendar month to fix it. In May/​June, no less! Do you have any idea how hot it can get in a third floor apartment in Atlanta in JUNE? There is no way for residents to contact maintenance directly, which turned out to be a HUGE hassle for us because the A/​C worked for maybe 2 – 4 hours a day, and the maintenance guys would always show up during the time period when it was working… so basically, it took them a month to actually find the daggum problem and fix it. PATHETIC. Our apartment was nigh unlivable by the time this got sorted out. I was getting no sleep at night because it was 95 degrees in my apartment, no lie. They REALLY need to fix their maintenance request system, because every time I reported it, all the random staff in the office acted like it was the first time they’d heard about it.
…needless to say, I was livid.
Other beefs include:
— They now require everyone inside the gate to display a parking permit. They were literally running out of parking spaces; I work late, and most nights I found myself having to walk across the whole complex — alone, at night, in Atlanta, awesome – because there was no parking anywhere near my building. So to solve the problem, now your guests have to park outside the gate, where there’s maybe 10 spaces. In other words, don’t plan on having any friends over unless you live close to a gate.
— Do not live in Building 2, by the garbage compactor: parking is scarce, and the garbage doesn’t get compacted all weekend long. Long weekends were the worst… that garbage reeeeks!
— Did I mention it took them a MONTH to fix my AC?
— For some ridiculous reason, they painted the concrete in the breezeways, and now it gets slick and dangerous when it rains because the concrete can no longer absorb the water. They didn’t give us proper warning before doing this project, and one day I almost couldn’t leave for work on time because they had painted the floor that I had to walk across to get out of my apartment! Brilliant.
So yeah, this was an awesome place to live 2, 3 years ago. Now? Not so much. If you’re a fan of air conditioning… look elsewhere.
