Such a shame Vernon Smeadly is such a smug and rude person. I will never recomend a person to use your services and will make sure that everyone i know uses someone else as well.

My sense is that the bar is very low to be a Solid Source realtor. The realtor we had from Solid Source Realty was unprofessional and did not seem experienced. For example, when we decided to make an offer on a home, the realtor was not pleased with my offer. She said to me, with a terrible attitude,“They aren’t going to take your offer. It’s too low. They won’t take it. How are you going to ask them to take an offer that is less than what they paid for the house? They are out there bustin’ their tail tryin to find a home so you can move in and you’ll make an offer like that? They won’t take it.”
So, first, I have a realtor with a bad attitude. Second, I have one that does not understand the concept of market value. Great.
Third, I have a realtor who is more concerned about the seller’s housing search than getting me a fair deal.
This realtor never did comps for me. She texted me a range that she thought was fair. Ummm, texting me a range is not «comps.» I actually did my own table of comps of sent it to her.
After much back and forth (between me and her), she said she would present the offer. Before she presented the offer, she texted me and asked me to give $ 2,000 earnest money instead of $ 1,000. I had already written a check for the $ 1K. When I asked why I would do that, she indicated that the sellers would think we were more serious, given our low offer, if we offered $ 2,000 in earnest money. I told the Solid Source realtor that I was fine with $ 1,000 in earnest money. When I said that, she called me (we had been texting) and she said,“I need you to tell me why you won’t do $ 2,000.“
Seriously? She needed me to tell her something.
At any rate, she reiterated that the sellers wouldn’t accept my offer. I said that was fine. It was my best and final and given that, if they said no, we’d walk away. It’s just a house and there are lot of those in metro Atlanta.
Well, the sellers accepted my offer. They took my ultra low offer.
I’m so glad I had sense enough to not do what this realtor recommended. I would have paid more than necessary if I had gone with her recommendation.
This was my fourth home buying experience and it was by far the worst realtor I’ve worked with. Won’t be working with Solid Source Realty or that particular realtor ever again. And the above story was just one example — I have several that illustrate her issues as a realtor. I can only assume that Solid Source does not invest in developing their realtors, or they take any old realtor off the street to work with.

Attempted to work with this realty with terrible results. Did not respond to inquiries and used unprofessional references once communication was made. With many other choices of realtors in the area, I would advise you to choose on of those.

I had a very bad experience with one of their agents. I overbid and won a property. Before going into the contract, I addressed my concerns and backing off from the property. Before, during, and after the contract was entered, I asked him to back off from the property several times but he refused to do it and guaranteed that we have a cancellation period that does not require any conditions in regards to getting a full refund of earnest money, as long as we cancel within the cancellation period. Later it was found that what he had been advising to me is wrong. The contract says otherwise. My only stupidity is that I trusted my agent more than the contract. You must have at least an inspection done to get a refund, and that does not even guarantee that your inspection reports will get you a full refund. Upon the efforts of getting the earnest money back from HUD, he sent one of the stupidest emails to the asset manager at HUD that how his zillow reviews are good and this incident can cause a bad reputation for HUD. What does this refund request to HUD have anything to do with his reviews?? The email was more about his boasting and threat to HUD than persuading the other party with reasons. Every time there are some questions and concerns, his support arguments are always how his reviews are so good. Today, we are living in the world where you can buy 200 tweet followers/​account to market yourself and company. Of course, Asset Manager refused to give us a full refund based on his claims. His negotiation skill is 0. Eventually I ended up calling the asset manager at HUD and had a diplomatic conversation with the manager and HUD agreed to get us a full refund. People, please read your contract! Don’t let your agent talk into things you are not comfortable with. As I tried to follow up on the earnest money refund status, I called him at 8 AM. so what? Business starts 8 AM and he interprets that I am telling him what time he needs to wake up. It was my money that I was more likely to lose upon the contract details for the contingency cancellation and I had to act on every step as my agent was 2 – 3 steps behind. He totally blew up and his impulse got better of him. The conversation was about the earnest money, but he went into every direction including the offer price, etc, and he could not stop himself. I am not sure what other bad experiences he had with his other clients due to his negligence and carelessness. During his non stop talking, he even pointed me as «you kind of people». Totally unprofessional. He could not stop talking the nonsense and I just had to tell him to leave it at «we agree to disagree». He is not thorough in doing things. When I even told him that I talked with the HUD asset manager and they agreed to give me a full refund he could not even recall the name of the manager. He just got tally confused for the 5min. there was no urgency in his attitude. I think he tends to wing it and he thinks that is enough. Though I don’t think that would be the case if that was his contract and his money. His misrepresentation of information and misguiding me was not intentional, but he needs to be more thorough in doing what he does. When asked to back off from a property, he needs to respect and act upon his client’s will rather than giving too much thoughts in what is right for him and commission. I could write more legal stuff and ugly things, but I am stopping here. I hoped he learned his lesson.

We were relocating to Atlanta from Los Angeles and were lucky enough to find Barbara as our realtor.
We had a complicated relocation and were ideally wanting to find a house on our first three-​day weekend trip to the area.
Barbara dedicated a lot of her time to making our ideal timeline come true. She was able to quickly get a grasp on what time of neighborhood we were looking for and narrow down the scope of our search significantly.
She took time to preview houses for us, in person, prior to our arrival. We spent three full days looking at houses in a few neighborhoods. She’d pick us up early and take us around ALL day and then she’d go to her home office at night to pull up new listings and narrow down our search based on what had happened that day.
At the end of our third day, we put an offer on a house and Barbara was FANTASTIC at helping us negotiate. We got everything we wanted and are set to close next month!
We highly recommend Barbara to anyone and particularly to those who don’t know the area well. She’s from Atlanta and knows this area like the back of her hand. She knows the Real Estate industry equally as well and has a tremendous work ethic to top it off!
