Do not ever rent from these terrible terrible people. The front office people do not have any interest in helping, only the money you bring. We paid an outrageous $ 800 a room for 3 rooms for 8 months, and each month we had issues. They will find ways to fine you in ways that one couldn’t imagine existed. Our move out process was the worst experience I have ever had as a UT student. They are taking 60% of our deposit to clean when we were told that they would find someone to clean for a mere«$ 75−100» DONOTGIVETHESEPEOPLEANYOFYOURBUSINESS.

I’ve leased with Waugh Properties for about 2 years. The overall integrity of the apartment I leased went into a fast decline as my 2 years drew to a close. Leaking air conditioners, constantly clogged sinks, and terrible water circulation continuously grew worse as time went on. The good thing about all of this was that maintenance was usually fast in fixing problems, although the problems seemed to occur more often as time went on. Besides the above complaints, everyone was extremely nice at Waugh Properties.

I still have 8 more months to go on my lease, so I can’t rightly give them all 5 stars yet. So far, though, everyone at Waugh Properties has been helpful and accommodating. We have had a few small maintenance requests so far, and, to my surprise, each was taken care of either that day or the following day. Another plus is that the deposit they require is very reasonable(as opposed to a full month’s rent that some other companies in the area charge). My one minor complaint would be that they do not guarantee a working internet line in the place, meaning that we would be responsible for the 60 or so dollars to replace. Turns out, our line worked just fine so it never became a problem(it was just that Time Warner had trouble with one outlet, leading them to think we had a bad line). So far our experience with Waugh Properties has been a good one, and I would definitely lease with them again.

I’ve lived in three different apartments owned by Waugh Properties. Their management team consists of very friendly and helpful people. The maintenance team always goes the extra mile and is always smiling. My only gripe? I was broken into once in broad daylight, but it was my fault that I left my window open accidentally. They took a laptop that was easy to see from the window. So although I live in Hyde Park, there are the occasional petty theft types lurking around at times. Overall though, as a single woman, I do feel safe. Waugh made sure to give me extra door and window locks when I relocated to a different apartment.
