Incompetent, rude people who never answer their phones or call you back especially when they are in the wrong and charging you fees erroneously. I would stay away from any properties managed by this company as they do not care about tenants/unit owners and will never own up to their responsibilities. It took my getting an attorney involved for them to admit they were wrong and drop the fees they wrongly charged me. I cannot believe this company is still in business. Report to the BBB will be next. STAY AWAY!!!

This property management company is a SCAM. Orchard place has nice 1 bedroom apartments. However, these «managers» will rape you of your entire security deposit. The place was filthy when we moved in; we made the mistake of not documenting every nick and scratch CSI style before we moved in. 1 year later after months of scrubbing, hiring professional cleaners with proof of receipt and leaving the property immaculate and spotless, they still charged us THOUSANDS of $dollars to «clean» the place. They did not want to provide receipts for their charges and deducted over $ 1200 for normal wear and tear, like dimming paint, which should be their responsibility. Although we enjoyed our 1 year living in the apartment, if you decide to live there, I’d recommend either combing through every detail with photographic evidence as well as having the property managers walk through with you or just not pay your last 2 months rent.
