First, let me say the triple pane glass is very energy efficient. The glass stays warm in the cold Minnesota winter. I bought two types of windows, casement and sliding. The casement window(hinged with a crank to open) is very good and I would rate it five stars. However, most of the windows I purchased were sliders, they open by sliding left to right. Most sliders have a weep hole to let water out. These widows have a weep chamber. The windows slide on a piece of plastic that raises it up from the window frame creating the chamber. Water drains into the chamber then into a weep hole. As far as I can tell, if debris gets into the weep hole, there is no way to clean it out. To prevent wind from flowing back in the chamber, there is plastic mesh, like a green scrubbie used to wash dishes, but cheaper. The chamber below the sliding window but above the frame is uninsulated. During the winter, I took a laser thermometer to read the surface temp of the window frame. It was about as cold as it was outside -7 °F and there was a frost buildup on the frame. I called Apex to see if there was an install error, they came out, doubled the amount of plastic mesh in the weep hole and told me to open the blinds to keep the window frame warm. This winter, I will try putting some insulation in the weep chamber, to see if it helps keep the frame from frosting over, but, based on what I paid, this is a hassle a homeowner should not have to deal with. If you are looking for only casement windows, the Apex is great. Look other places for sliding windows.
