I had meant to leave this review for Roger and the crew years ago, but I have just been so caught up traveling for work that I never got around to it. The team at Five Star Property Management is absolutely the best, hands down, no question about it! My parents and myself have an apartment building on the Peninsula that Five Star has been managing for the past several years and each year has seen an increase in the quality of tenants and the amount of income that we as owners receive. This is very important because for the longest time we thought we «knew what we were doing»…but boy, were we ever wrong! We had been settling for less than qualified tenants for years because we were always so afraid of having vacancies. When Roger and his team came in, they sat down and explained to us why we should start choosing«quality» over«quantity». The results from his lesson are still being felt today, as our average rent per unit has increased nearly 37%, while our expenses have dropped nearly 42%, mainly because the higher quality tenants that they bring in tend to leave the units in great condition as they are much more respectful and caring than the tenants we used to settle for. One other important item to note for people who actually read the reviews, take note of the fact that the few negative reviews seem to come from people who do not actually rent from Five Star nor have any properties managed by Five Star. I think that says a lot about the company that the only dissatisfied people are people who don’t actually use the company. Keep up the great work guys and gals!

I am not a fan. Up front I saw only the Office manager and she came to the house to access it. The manager that was suppose to access it never showed. I signed a contract with them in January 2015 to rent my home in the bay area(as they appeared reputable in the research I did on them). The pictures they took and posted online did the house justice but found out from a neighbor that those pictures were being used by a scam company to illegally rent the house so they could get the deposit and run. We agreed on a rental price for the house. Since the renters moved in a few days after the first of the month not a full month’s rent was received from them. The 2nd month’s rent had adjustments on them due to the first month’s situation. It wasn’t until the 3rd month that I found out that they were not giving me the full amount we agreed upon. I called the accountant and she said that the rent was $ 150. less than what was agreed upon. I don’t know if the tenant paid the higher rent and they just were trying to keep the extra money or what. Needless to say the 4th months rent rectified all of the previous problems. I left a microwave, a small space heater in a bedroom that gets cold in the winter and a vacuum. Come to find out these items were taken from the house because they could have been a liability — their reasoning — the microwave could fall off the counter(this had never occurred for the 20 years we had one in that spot), the vacuum could have electrocuted someone if they vacuumed up water(well duh) and the heater could have burnt someone(this was the type of space heater that the exterior did not get hot and was less than a year old). I was never consulted as to would I like to come and get these items — nope they just flat out took them. Nowhere in the contract I signed did it say that these items would be removed. Another problem I had with these folks centered around pest control. I understand pests are a problem in a drought situation and had no problem with them getting a company to come out and work on the situation. The problem I did have is that they signed a year contract with the pest control company paying for the year in advance(without notifying me) when Five Star Property Management only had 5.5 months left on their contract with me. I was recently told that I received this information in the work orders sent with my monthly owners statement — they were not in the monthly owners packets I downloaded from the owners website . I will admit they did work with me when I decided to break the contract with them a month early so that I could sell the house, but then received an unethical email from them stating that if my current real estate agent wasn’t up to the job of selling my home they could certainly do it. When I asked about the above situations all I have received were defensive and evasive answers. So there you go, my experience with these folks. Buyer beware.

While we did not sign with any of the Properties Five Star Mgmt offered we did have a positive experience with them and they demonstrated excellent communication, timeliness and understanding. For those reasons, and because every property we’ve seen so far listed on their page has been quality(the videos are very helpful), we will consider using them in the future. T
