Great location, friendly management staff and environment, the Marquis is a fantastic place to live for young and older professionals.

Noise, noise, NOISE! This is a great property for you if you are deaf! The building is OLD, built in 1994 and made entirely of wood. There is no insulation between floors ATALL. You can hear every step of your upstairs neighbors like a horrible pounding sound, and you will hear the music or TV of the resident below you, through the floors. This is especially bad if you have a unit without carpet. I cannot fall asleep because of this noise from above. In my wing of the building where the balconies face each other, you can hear everything that goes on outside. Clack– CLACK … every car entering the gate. And then the garbage men roll the dumpsters over the cobbled walk way to the street, which echoes and sounds like an EARTHQUAKE every morning even weekends(one time even at 5:30am). I’ve lived here for almost 3 years and the people moving in are getting worse and worse. I am counting down the days until my lease is up. Currently there is a group of guys who hang out on their balcony smoking and talking, and laughing loud ATALLHOURS of the night. 2am, 3am, 4am even 6am on weekends, and sometimes on weeknights too. I have lost many a night’s sleep because of them and despite the management’s awareness of the situation, they have done NOTHING. There are better Galleria apartments with insulation or concrete between floors and double pane windows. Don’t waste your money here! Just got woken up at 5:30am on a weekday by the dumpster roll again!

I have enjoyed living here so far. I’ve never experienced an apartment management shift/change but the staff have made it smooth. Pros: for an apartment it is pretty well insulated, I rarely hear my neighbors. Management is pretty good, they are consistent in trying to create social events. New pool looks good, new club room looks good. Best part about this place is the Starbucks coffee machine! Cons: though the maintenance is nice(and I’m not aware of their work load/priorities) they do tend to take a good long while to take care of work orders. Anywhere you live just make sure you are really specific when translating to the leasing staff what the work order is. Leasing staff are not maintenance so the lingo may get lost in translation. Parking is an issue after about 9pm., there are quite a few reserved spots. And currently there are residents who speed through the garage. I’ve almost been run over probably about 15 times. My biggest complaint is that the dog park is supposed to be enclosed and never is during the day. Way too many people use it as a pathway and leave the gates open. And the gate by the road is always open, unlocked, or broken. I think these gates should be retractable gates. So when the lazy construction, maintenance, lawn care workers don’t close it and look at you like your dumb(as your waving at them to wait while you coral your pet so they don’t run out into the busy street). Huge issue. All in all, I recommend it.
