This has to be the worst escrow company in Los Angeles. The first sign that gave it away was a one word answer«ok» in response to my first email asking for wire instructions. Not the most professional response to say the least. The second sign was the escrow officer’s email signature has the wrong company address, shows Manchester Avenue instead of Manchester Blvd. Manchester Avenue is next to the 110 freeway while Manchester Boulevard is 15 minutes away next to the 405 freeway. Other horrible highlights: –75 day escrow, 2.5 months of added anxiety in an already stressful process of buying a home. — Sent our preliminary title report to us 3 weeks after we opened escrow. They received it fairly quickly but did not send to us until we requested it. — Did not order the 9A report(required in the city of Los Angeles) until the week we were supposed to close. — We asked escrow if they needed us to email the forms they asked us to fill out. Escrow officer said she didn’t need them at that time and to bring it when we’re ready to sign loan docs which was weeks away. Hours later she emailed us and asked for the forms immediately. — Escrow officer contacted our homeowner’s insurance company and gave them the wrong closing date. In addition, the escrow officer knew we wouldn’t be able to close on that date but did not inform them and stuck with that date. — Escrow officer never asked us how we wanted to take title and decided for us how it was to appear. — Never gave us a good faith estimate of their fees until 4 weeks after we opened escrow even after repeatedly asking them for this information. There’s more horrendous things that I’m forgetting at this moment. If you’re a first time home buyer you may not understand these details but if you work in this industry then you understand how ridiculous this sounds. On top of it all their fees are sky high. My friend who is an escrow officer at another company said they would charge one third less($ 1000) than what we were getting charged. And we would be getting customer service that is a million times better. Save yourself the headache and heartache and do not use KB Escrow or you may thoroughly regret it. Even if you’re currently in escrow with them you should absolutely pull out. I wanted to change our escrow company in the middle of the deal but my real estate agent didn’t recommend it because he didn’t want to jeopardize the deal. After what we went through he apologized and agreed that we should’ve switched because staying with KB Escrow was jeopardizing the deal more than pulling out would have.
