Love living here. Howard is a very quick landlord– always addressing our concerns in a timely manner. The Milo is phenomenal to live at, with many historic building qualities and characteristics taken into account and cared for. Our only wish was that more young professionals lived here than recently graduated college students, but hey you can’t pick your building mates. Would totally rent from them again.

All in all the time we lived at the Blenheim was pretty good. The property was well maintained and the neighbors were all very pleasant. Being an old building, there were several problems with various things in our unit, but Howard was able to get things fixed relatively quick. Moving out was not the easiest as Ryan also mentions. There are several items in fine print of the contract that contradict the move out statement you have to fill out. We had the carpet professionally cleaned, yet were still charged for a cleaning fee. The oven was not spotless(nor was it when we moved in), therefore we were charged. The new tenants were able to move in on the 1st, but waiting until the 4th and we were charged for the days prior to them moving in. If you want to live in Kansas City, I would suggest finding a Landlord that isn’t out to nickel and dime you, especially since we never caused a problem and rent was always paid on time.

My wife and I lived in the Dolores Lanell apartment complex and had an amazing time there. The only reason we moved out is because we purchased a house. You can’t beat the location right in between Westport and the Plaza and the apartment itself was very nice. The neighbors were all great and Frederick-Lanell management and maintenance was very easy to deal with and flexible. We moved out in the middle of our lease and management worked with us to help find new renters for our place. They ended up finding a new renter, we didn’t have to pay a fine, and we got almost our whole deposit back. The only downside is that the washer/dryer combo in every unit is a pain. It takes 8 hours to wash and dry a set of clothes and the pump in ours broke more than once. I will say though that maintenance always replaced the pump free of charge. We ended up just giving up on trying to use the washer/dryer in our apartment and instead used the central ones that they have for the apartment complex, these work a lot better and faster. Overall, a great experience for us.

Frederick Lanell properties are just beautiful. Every attention paid to detail in these wonderfully restored historic apartment homes. I have lived here for 8 years, and love the neighborhood as well. Hidden gems in Kansas City!

The property that we lived in was great until we wanted to move out. Landlord came up with every charge possible and kept all the deposit. When trying to dispute, we couldn’t get a hold of anyone. Be aware that you won’t get your deposit back. Known of 4 others that this happened to as well. Consider it a down payment rather than a deposit.
