We’ve been living here since the building was built about one and a half years ago. We used to absolutely love it but the building changed owners last month and Mike Khattab, the new property manager, seems to be going for the«Worst Property Manager in the World» award. One of the units we originally wanted recently went up for grabs and we opted to take it — so I got to experience the entire process of what it’s like to move in and out of the unit with this guy managing the situation. I was originally supposed to move in early November, but Mike told me he didn’t have a key and that I need to get it from the previous tenant. Never minding the fact that it’s not my responsibility to deal with the previous tenant, they weren’t being responsive. My lease was up Nov 30 and by Nov 29 I had to get several of the other tenants to *also* contact Mike to get him to finally deal with the situation and that if he doesn’t have a key, then he needs to get the unit rekeyed. The big reveal came and it turned out he does have a key, but he was simply too lazy to get copies made. Ultimately he gave me his copy and I went to go make copies myself. When I finally got the chance to move in, I was only there for about 2 minutes before I discovered both cockroaches and termites on the balconies. As it turns out, the previous tenants were absolutely disgusting people. When I called Mike to have him handle the situation, he called his assistant and they provided me with a can of bug spray and I had to deal with it myself. When I originally signed the lease, I asked Mike if the place was going to be cleaned and painted and he promised me that it had already been done. Of course, when I moved in I got to discover that this unit wasn’t just slightly grayer than my previous unit — it was literally coated with a thick layer of dirt *everywhere*. It was pretty clear that the bathtub and toilet had not once been cleaned in the 1.5 years the building had been up. The day I finally moved in Mike came around sunset. We discussed doing the walkthrough of the apartment but the unit still didn’t have power turned on and it was getting too dark to see anything. We agreed that we would do it sometime in the next few days when power was back on and I could test the lights, appliances, etc in addition to just a visual walkthrough. A few days later when I called him, lo and behold, I get the whole«it’s been too late and we should have done this before you moved in» excuse. This entire move has been a train wreck since the beginning. I’d highly encourage any current or future tenants to get *anything* this guy says in writing as he *will* lie straight to your face.

We love living here. Great open layout. Feels much bigger than the square footage. We walk to Ballona Creek bike path, sometimes to the beach or Fisherman’s Wharf in Marina del Rey, to Ronnie’s our favorite local diner, to several great Mexican restaurants and Starbucks and Gio’s. The gym is seldom used at the same time by any of the other residents from the other 10 units. So 98% of the time you basically have your own gym. Great value. We border Playa Vista(2 minutes), Marina Del Rey, Playa Del Rey and Culver City(1 minute). In-unit washer/dryer. Hardwood floors. Pet friendly. Neighbors are super chill and cool. The building was brand new when we moved in last year. Whole Foods just opened a few minutes away and more reasonably priced supermarkets like Northgate(which has a lot of good Hispanic items) and Mitsuwa — home of the awesome Santouka Ramen. Toshi our property manager, and our handyman(whose name I forget), do a really good job.
