Horrible company. They only returned $ 150 from my $ 1200 deposit. And it arrived over a month late. I took care of the house and left it in great condition when I moved out after only one year. During my stay, the food disposal unit broke from normal wear and tear and the bearings on the dishwasher were replaced without my consent due to «being too loud» and they billed me for it!?! Ridiculous. They charged me over $ 500 for it. When I contacted them about it, they would respond and say they would«look into it.» I never got a responce multiple times. Renters beware! If you want to get a fair amount of your deposit back, go with a different company.

I attached a snapshot of my correspondence with pro core agent Richard. Also, the unpaid bill is the water bill which you have to co do with the landlord when renting. We moved before the bill came to us and it took to long to get fw: when we did recieve it, it had already been paid. All of which was not included in my review of the company because it wasn’t relevant. My review was not to try and get my money back. It was to give my experience for future renters. I would have asked for a hard figure on the carpet cleaning in the lease. Taken photos and emailed them the day we moved in and out. I would have insisted on a representitive walking through with us. If I had read this review prior to moving into any rental I would take the proper steps to protect myself and my deposit. I hope my review is helpful and that is why I wrote it.

This company managed one of my properties for 5 and a half years. They started off very good(and under different ownership/name as My Guardian PM) but have steadily deteriorated in the quality of their service. They also started doing real estate in addition to property management and I believe that began derailing their focus on management. I finally let them go a few months ago when in reality I should have done it several years ago. I literally could not understand what I was paying them to do since I had to remind them to do their jobs on so many occasions. I also just discovered they have 4 complaints on them filed with the Better Business Bureau. Below outlines several of their failures — the house is a single unit home built in 2001 in the North End ~1600 sq ft. Basics: — I did not want tenants with dogs allowed — they let a tenant with a dog sign a lease. Despite re-emphasis of my wishes, they continually showed the property to people with dogs and asked if I would accept them(«oh, they have old dogs» «oh, they have little dogs») — When a new tenant signed a lease and moved in — I had to ask for a copy of said lease EVERY time. They said most owners don’t ask to see the lease… I find this very hard to believe. — For the past 3 tenants, with 1 month remaining on the lease… I had to ask ProCore if the tenants were going to sign on for another year… they of course didn’t know. When it was resolved that the tenants were not signing a new lease… I had to inform ProCore to begin advertising my house for rent(having already missed a few weeks of advertisement) — Said advertisements were often not in publications/websites they were supposed to be. Also, changes to rent amounts(and statements such as «No dogs») were not updated to entire portfolio of advertisements leading to a complete mish-mash. — After my house went without a tenant for over 3 months… I posted my own Craigslist ad and received several interested people. I provided ProCore their information and directed them to contact the potential tenants ASAP. They failed to do this and 4 of the people I called back to follow-up with said they never heard from them and found another place. It ended up being vacant 4.5 months. — For 5.5 years(at every tenant change) I had asked for pictures of the place to document condition/damage. This never occurred until just before I fired them(would not have happened if I had not been so firm). Advanced Screw ups: — One tenant shorted me on rent 3 times. This went unnoticed by ProCore EACH time and I had to bring it to their attention. — A French national lost his job and wanted out of the lease, I agreed as long as he paid advertising costs and stayed until a new renter was in. He stayed through the month he paid through then left. Procore did not keep tabs on him nor previously start any advertisement. They did say they’d call a collection agency to go after him… in France… good luck with that. Their service/maintenance work seemed to be okay — I haven’t seen their work to personally judge quality but it was a decent work rate. Their accounting leaves a little to be desired as to what is what on the statements for charges. Overall, property management is easy: is current tenant staying? No = advertise, get new tenant. Throughout keep the owner informed. This absolutely did not happen to my liking and I continually had to hound them for information/follow-up. Unsat.
