DO NOT EVER DO BUSINESS WITH THIS ATTORNEY! If there were less than 1 star, it would have been chosen. I joined Unilocal today for the sole reason of letting everyone know how unprofessional, unethical and sleazy this attorney is. Years ago, my husband bought a home and used Attorney Larkin as his closing attorney. Attorney Larkin did not advise him appropriately and it has COST US TENS OF THOUSANDS OF DOLLARS in fees to clear up title issues from the past. He was used in another real estate transaction we had a few years ago and Attorney Larkin mistakenly mailed a check that was suppose to be for us BACK to the original seller (who profited twice). When we brought this to Attorney Larkins attention (after several unanswered emails and phone calls), it was never rectified and WE NEVER SAW THE MONEY owed to us. My husband and I have been trying to sell a condo that we own for the past 3 months, We are using another attorney (obviously). Our attorney has contacted Attorney Larkin on several occasions (along with myself) AND HE HAS NOT RETURNED ANY PHONE CALLS OR EMAILS. There is a problem with the title, our new Attorney has advised us that all of the problems we are currently having could have been rectified had Attorney Larkin advised my husband to buy title insurance, which he did not. Now, we have lost our buyer (after months of extensions and tons of money) and we have to go through the court system and hire an attorney to fix this mess. If we had title insurance, this would be paid for by the insurance company. Instead, my husband and I are footing the bill and the house cannot be sold until its fixed. We may be waiting months to a year. I think its fair to mention that Michael was a friend of my husbands and that is why he was used in the first place. After speaking to some of his colleagues and people involved in Real Estate, it is widely known that this man is completely unprofessional, borderline sleazy and incompetent. What kind of Attorney doesn’t advise his client to get title insurance? Unless you want to pay thousands of dollars down the road for mistakes and oversights that this incompetent attorney readily (and seemingly commonly) makes, do yourself a favor and look elsewhere.
