We had a contract on a beautiful house in New Orleans. Richie was chosen by the bank to do the appraisal. The rest is history. He spent about 15 minutes on the property. When we received the appraisal, we were shocked. His appraisal came in almost 20% below our contract price, and more than 25% below the 2006 appraisal(in a neighborhood that has been flat since then). In the report, he chose comparable properties that were complete in comparable – in much riskier neighborhoods, in much worse condition, with much less land. Banks right now are very risk averse, so make sure they hire someone qualified the first time. We have had to find a new lender. Richard«Richie» Brisset is an absolute hack of an appraiser. Beg your bank not to use him.
