After a long and arduous apartment search with my girlfriend, a broker showed us 25 Broad. A leasing agent, who will remain unnamed, showed us several units including one that we immediately fell in love with and asked to put an application in. We were told at the time that there was another couple interested in the unit but hadn’t put in an application. We applied immediately and we’re approved within minutes. We were then setting an appointment to sign a lease when the leasing agent came back and told us that the other couple had decided they might put in an application after all, and since they expressed interest in applying approximately 10 minutes before we did, that they were to be given 24 hours to do so. Let me reiterate that for those up in the cheap seats… they hadn’t applied, or been approved, or about to sign the lease, they had«expressed interest». Our leasing agent was very sheepish about explaining this to us, yet then seemed annoyed at our disapproval of their policies. The next morning the other couple applied, got approved, and our dream apartment went to someone else. My takeaway: The leasing agents at 25 Broad are unethical, inept, and shady. I hope they choke on that building. Scumbags.

It’s a beautiful building that was meant to be a condo, but needed cashflow so it was converted into a rental building. Having said that, many things were not ready yet when we moved in. It also seems like the apartments are finished, but they may have finished it off cheaply. I tell it as it is: Pros: –Management team is attentive. –Building Staff is friendly, people smile and talk to each other. –Beautiful finishes inside the apartment –Grand lobby –Modern Lounge, Golf Similator is great too but as more people move it, the clubs have been destroyed –Washer/Dryer in each apartment –Convenient subway lines — ½/¾/5/R/J/Z Cons: –Construction still going on — loud jackhammer is not what I signed up to hear at 7am every morning, but that seems to have died down since most of the demolition work is over. –Refrigerator is too small — its meant for people who eat out all the time, don’t think about keeping groceries in there –Must pay rent by check every month since their systems haven’t been set up yet. –Flooring doesn’t seem to be waxed –Light bulbs in the ceiling keeps burning out, I think I went through more light bulbs here than in my last apartment and I still have so many more months until this lease is over –You can hear and sometimes smell your neighbors through the air vents. –Not completely the building’s fault, but the side door leads to Exchange Place, which is disgusting. It is the garbage disposal area for the Wall Street buildings and the bathroom for dogs in the area. Basically it smells like urine more often then not. There were a few occasions in the hot summer, where the garbage was unbearable. I have a one-bedroom, but perhaps my apartment line was just an afterthought given the location constraints, but it seems pretty haphazard how and where things are located. It’s not the most convenient. I love the building, but I am loving the apartment less as time goes on.
