Working with boards all over Central Florida I have seen many different managers and management companies. I have seen firsthand that Leland provides the boards they serve with all the resources and tools they may need. Providing trained and professional community association managers that closely follow directions given to them by the boards they serve. In many cases cleaning up the accounts receivable and violations that may have not been followed through with in the past. They have managed communities that my friends live in and they have been pleased with the service.

!!!PLEASEDONOTHIRETHISCOMPANY!!! This is the worst company to deal with… They just want your money and that’s all. I always get complaints from the tenants. When they call the main office none wants to return the phone calls. The gate is always broken and they do not seem to care or fix it in a timely manner. The trash is always a mess. One day, one of my tenants call the HOA and spoke with Lauren Waite about changing some light poles and she suggested the tenant to go outside and write down the number for each pole and to contact Progress Energy. Why she could not send someone to check on this??? They never send people to walk around the property. Most of the HOA fees in this community are over $ 250.00 dollars per month and I am wondering what are they doing with all this money if they are not doing anything for the neighborhood. This property is located in the area of «beautiful“Vista Lakes. I have many pictures that I’ve received from my tenants and I will be adding them shortly. The main purpose of an HOA is to maintain and enhance property values but in this case is not valid because these people don’t do anything for you.

LeLand is the best because they just focus on property management in Central Florida. They were given the contract where I used to live. Before LeLand you could find mattresses and nasty old couches on back porches… but no more! The place is fixed up now. The fountain always works. The managers I met are very well trained and respectful. I noticed the negative reviews where from owners receiving violation letters from LeLand… I view that as a positive for LeLand!

I have the same problem with this company. They must send people out to walk around your property and look for things to write up. I have a Condo in Cocoa, FL and I rent it. Leland sends me a harrassing notice a couple of times a month. It’s very annoying. In almost every situation, the notice has been unwarranted. I believe they do this to justify their fee as a HOA manager. It has become so bad, I’m moving ahead to sell my Condo.

I am with Francisco! These people are lousy(or possibly they listen to the old fuddy duddies that don’t have anything else better to do then sit around and complain that run the HOAs that Leland works for because they, Leland, don’t have any common sense) and are bullies. They think that everyone has the time and the energy to be around their house day in and day out(hello people have other things to do, like work for a living like 90 hours a week) that they can either do their lawn or their house repairs or even be around to make sure the people that they hire do the job correctly. In our neighborhood us and another couple are the originals in a 90 home community. Most of the neighbors can’t stand living in this community because of the management and the HOA so they don’t stay around. Homes are always on the market here. Frankly I don’t know how they spend our dues money because nothing gets done. For starters why don’t they look at the common areas in our community. Frankly the grass is all dead and full of bugs that seep into the home owners grass and makes ours look like crud. Why don’t they change out their grass. It’s all dead. Perhaps maybe I will get my attorney to write them a letter about that and charge them for all of the dues that we have paid since they started managing our community for ruining my property value. I guess I have to give them one star, but I wish Unilocal would allow us to do negative stars.

If you are thinking of buying a home, please make sure Leland Managament is not running the HOA. These people are incompetent and extremely unprofessional. It doesn’t matter how good your lawn looks, they will send you letters constantly harrassing you and threatening legal action. I am currently dealing with these people and despite having spent thousands of dollars in upgrades and lawn care, I continue to receive harrassing letters. They do not listen to common sense, they expect your lawn to become a golf course overnight. These people are bullies and all they want is money. When things like this happen, I feel I’m living in a place like Stepford. I want to know what this association spends all the money we pay for. Instead of focusing on real problems like speeding drivers who don’t respect our kids safety and inconsiderate renters, their main concern is whether a lawn has a 2 or 3 weeds showing. Heed my warning and stay away from any neighborhood Leland is involved in!
