If you like: *filthy, grimy pools with wads of hair, gum, and mildew stained sides *rude, inconsiderate neighbors *having to cart your trash .25 miles to the ONE dumpster(shared by over 200 units) *a «no-smoking» policy that is never enforced *unresponsive maintenance *a front office staff who consistently give mixed(often conflicting) messages *incessant(and LOUD) construction on community property for months on end *the constant rumble of motorcycles and sports cars at ALL hours of the day/night *an unrealistic lease termination policy *overpriced, poorly constructed units(in direct contrast to the review above– the floors are hard wood laminate not real wood btw — and I can hear my neighbors above, below, and on either side) then, this is the place for you. For some context, I created a Unilocal account just to review this place. That’s the level of dissatisfaction I feel.

This place was great before MMA took over. Front office is just the worst starting with the do-nothing manager. The pool which is the properties main attraction has been cloudy and green for going on a month. Not worth the money

The Good: –Modern, efficient apartments constructed with quality materials –Stainless steel appliances –Hardwood floors, granite countertops –Large porch with grills allowed(sprinklers!) –Washer/Dryer hookups so you can bring your own HE units –Pool area is astounding(HUGE stadium screen TV where you can watch sports while swimming) –Complex is secure and is typically very quiet(lots of young professionals, families, and friendly neighbors) –Pet-friendly –Location The not-so-good: –Parking is sometimes at a premium –Attached/detached garages are available but not in sufficient quantities(100% occupied around my building) –Business center not open after hours(not a big deal) –Natural light is lacking in my 1BR floor plan To put it simply, The Manor Homes of Prairie Trace is a phenomenal place to call home. I’ve lived here since July 2014 and just renewed my lease for another year. My floor plan is the smallest of the 1BR plans, the Blazing Star. It’s beautiful with hardwood floors, nice cabinets, stainless steel appliances, and granite countertops. These buildings were definitely built with efficiency in mind, my electricity bill is rarely over $ 75/month, even with heat/AC running. Water/trash are included in rent for a flat fee. The complex is kept clean, curbside trash pickup on Tuesdays/Fridays, and there is also a resident car wash. The leasing staff are very nice and helpful, same with the maintenance staff, and many of them reside within the complex. My only issue with this place, albeit small, is the occasional shortage of parking around my building. One guy lives across the complex, yet occupies a detached garage by my building, in addition to having 3 other cars(which he doesn’t drive) parked right by it. He alone takes up 4(!) spots by my building, which is slightly ridiculous. Maybe they could issue color coded parking permits around buildings? Eventually, I plan on getting a garage, but they are in very short supply at the moment. Other positives about this complex include online rent payment, Bottom line, if you are looking for a quiet, comfortable, modern apartment with quick access to HWY69/I-35/435 be sure to give MHPT a look, you won’t be disappointed!
