I am living now for a year at 1 Franklin Town and the building is fine but needs rennovation. When I moved in the apartment, it was a pretty good value: — Pretty large apartment but very old appliances — Building has a gym but equipment is quite old and it often smells as no AC(they just«renovated» but nothing really changed) — The building has a sauna and steam room in the changing room next to the gym, but it is so old and dirty that I would not recommend to use it — Pool is too small to swim laps — Good outdoor space with BBQs, though half of them are usually not working Again for the price I paid this was all fine until a got my offer for renewal, with a rent increase of 7−10%, depending on the length of the new lease(10 – 15 months). The management does not negotiate and it is a take it or move out offer, which is not the way I like to be treated as a tenant. Their excuse is a «system» they have in place, which takes current rent prices in Philadelphia and vacancies rate into account. It is not a bad place but way too expensive and managment is rather rude and not helpful once you moved in. For the money, you can find a nicer place which has been rennovated more recently. Overall, I would not move here again and will move out once my lease is up.

Wow, what an apartment building. The units here are quite lovely. I’m talking white carpeting. Yeah, it’s that serious. The indoor pool rocks, and there are cute little lobby areas where lowly non-residents like me can hang out to wait for our friends with trust funds that allow them to pay rent here. The Logan Circle location is excellent – you can walk to City Hall in minutes without being on an arterial street like Vine or Walnut. If you’re living here, odds are that you can afford a unit with a sweet view. Actually, most of the units have sweet views, so that’s kind of built in to the rent. There’s a parking lot directly across the street for the ballers who would like to park their rides oh so conveniently. By now you’ve gathered that this is a pricey price. You’ve also gathered that I’m against luxury housing that taunts me every day because I can’t afford it. Actually, I wouldn’t pay this kind of rent even if I could, so it’s all good! 4 stars for you, One Franklin Town. I don’t hate the players; I hate the game. Minus 1 star for the super lame convenience store built into the building around the corner. It used to be a Wawa & now it’s some wannabe 24⁄7 Mart or something. No one asked me about that, and I do not approve. This store is also marred by aggressive panhandling that continues unabated through rain, sleet, or tornado. A for effort, but still unacceptable.
