We stayed at WatersEdge for 30 months. Initial move in experience was good, nothing to complain except that management couldn’t hand over the apartment on the specified move-in date and was late by a day. But they complemented it by adjusting the 1st month’s rent. Office people were polite and well behaved. Even though they were not very responsive when it comes to maintenance but we were somewhat pleased through out our stay and therefore we even renewed our lease for another 15 months after the end of 1st term. Now in our 2nd lease term, we felt that quality started dropping substantially and community condition deteriorated in all aspects — pool, landscape, maintenance. There was a time when we had to wait for almost 2 months before our maintenance request had been addressed. Now around middle of 2015, a new management(Adara) took over the property. We hoped for the best and thought that they may work towards regaining the old reputation of the property. Anyway, what happened that I shall leave you to judge yourself implying you have the patience and time to read further. Here I tried to consolidate and highlight few of our interactions with the new management over last 5 – 6 months period. Incident 1 — To collect package I went to leasing office and a lady asked for my apartment number. She went inside and immediately came back stating that there is no package for us. So I went back to apartment, track the package online and found it has already been delivered. So I called apartment office again. Lady on the phone suggested me to hold so that she can verify it. It was almost 10 minutes that she didn’t respond so I went to office with my phone line connected. There was nobody in the reception area and someone came from the room inside and told me that others are out of office as they went to show the property to prospective customer. That means the person who picked the call up, just bluffed me and left the office without showing the decency of telling same to me or disconnecting the line. Upon briefing why I am in office with my phone line still connected, that elderly lady went to the package room and within a minute came back with our package. Incident 2 — After a week or so, again I went to collect a package that was showing delivered by previous day. I was told that package is not there in office, so I headed back to apartment. On my way I met USPS delivery lady and asked if she has any delivery for me. Surprisingly she remembers that she delivered 2 styrofoam boxes the day before. She was quite confident and she asked me to go to office again. I went back there and told about my conversation with USPS lady who was still there out on the mailbox area, office person went inside and came back with those 2 boxes. Hence, it was kind of repetition of earlier incident in little different form. Incident 3 –Office person called my wife and told to come and collect a large package that was lying in office. Next day she called office to inform that our movers will pick the package directly from office. Lady over phone insisted her to come and collect it right away instead and while she went to convey that it needs just another 4 – 5 days, office lady hung up suddenly before she could complete. My wife was not even sure whether office staff agreed or not, so on my way back from office I had to stop to the office to check and confirm if they are OK for another 4 days hold. Incident 4 –We finally moved out and then got the last surprise. We were sent a bill stating that carpet was left unclean. We knew that we left the apartment at its best and confident that carpet cannot be unclean, I called the office. After hearing my concern, lady on the phone quoted«we followed the move-in checklist, so the charge on the bill will stay. If you want to pay, just pay it. If you don’t pay that’s fine too. We will send it to collection agency». Her voice was extremely rude and she was kind of threatening me over phone. I asked her if she can share the carpet photos with us. Same day evening she sent me few images, which was taken out of natural light and shadows. Upon asking where is the dirt in the image, she wrote that there is orange-ish stain and they didn’t consider it as they only charged for a normal cleaning. Anyway, we couldn’t identify any such stain in photo. I know that my wife has habit of keeping things immaculate, moreover we regularly cleaned the carpet due to our daughter. In fact, we did a steam clean few months back and also made sure nobody(maintenance men) could enter the apartment with shoes on or without shoe covers. Management made us to realize that they have no respect for residents. They are not only rude but also lacking honesty. We are happy that we moved to another property. In fact we can now compare how well-behaved office staffs could be by seeing the current property staffs. I wish if Adara people can just afford spending one of their days with current community staff to learn behavior skill.

I lived here a a few years simply because it had a pretty big floor plan for the amount of rent. I would warn any interested resident that this property has had roughly 3 to 4 property managers in the last 4 years. They definitely have budgeting issues and tend to cut alot of corners when it comes to correctly maintaining the property or simply upgrading the facilities when necessary. They tend to just band aid the issue instead of fixing the problem which tells me they would rather pocket more money then provide their tenants with what they deserve. Getting a hold of the office staff or the property manager was next to impossible. Numerous voice mails are not returned and the odds you will have the same leasing agent to speak with on a semi regular basis is slim. Their turnover is at a very high level from what i noticed. I would recommend people look else where!!! while the exterior of the property looks good there are some serious internal operations issues at this place.
