I really enjoyed my experience with Guild West. Kelly was very nice. She always complimented on my décor when we had our annual walk throughs. Maintenance was very responsive. Overall a great experience!

I just started renting from Guild West a couple of months ago and I am quite happy with their level of service. I had hot water to begin with, but the maximum temperature was never quite hot enough nor did it maintain an even temperature long enough, plus my shower valve was installed backwards(hot water came out first). My water temperature had been inconsistent for a couple of weeks and I knew what I knew, but I couldn’t understand at first why Guild West wanted me to wait a couple extra days to be certain this was the case, before having it serviced. Even though I wasn’t without hot water and this wasn’t an emergency, Angela checked on me often and made it abundantly clear I was on her radar and that she would be happy to help me. Once I confirmed that I was certainly having lingering water issues, a plumbing company promptly called me and came to my home at a time that was mutually convenient and the plumber immediately knew what the issue was with the water temperature. He said he would see about getting the shower valve fixed if it was a simple case of a previous backwards re-install. It took about a week for the requests to be approved, as the plumber had guessed, I got a callback from the plumbing company to schedule a time to service my home. Due to our conflicting schedules, I had to ask a nearby family member to be present during the plumber’s visit and I was impressed that the plumbing company offered to call said family member before they were on their way. Now I have access to consistent and incredibly hot water and a properly installed shower valve. Guild West works with a quality plumbing company, and I can now see why Guild takes the time to discern if a non-urgent issue is truly an issue — as a courtesy to all parties involved. As a do-it-myself kind of gal with a quality-control mindset and over 16 years of customer-service experience, I appreciate their thoroughness and trust that I can rely on them in the future for any potential maintenance needs.

Ok, I literally just got off the phone with this lady named Shelly. I go to craigslist, see an ad of a home for rent with a phone number to guild west property management. The horrible excuse of an employee told me to go drive by the house before asking questions. All in all, property management services are garbage

My family rented from guild west for over two years. When we moved in the carpet was is poor shape, within a few months nails were coming through on the borders of the carpet, there was no response about the carpet concern and from neighbors we learned that the carpet was over 15 years old. Guild west still charged us for carpet when we moved out and was attempting to salvage carpet that already had patches through the house from the years of renters before. The Backyard was in poor shape when we moved in, just dirt/mud and a retainer wall visibly falling apart, we made settle improvements and were still met with an additional deposit deduction from leaves that fell in the yard from days after we left and had cleaned the yard, pretty shady. No attention to issues when we lived there and every effort to get us to cover for the upkeep that is the responsibility of the property owner. Be sure to take pictures of everything, I mean everything, including the condition when you move in and out as you will need them to plea your case and do not expect any upkeep on this property. Pretty sad.

Guild West has been, by far, been the best experience for me and my clients with rentals. They are professional, responsive and trustworthy. I rented a property that Guildwest managed for 2 years. They initially were nice but I found they had very poor vendors to do service on the property. I hated to call and most often fixed things myself to avoid poor work, lack of response and wasting more of my time. The big problem was when I moved out they seems to have never viewed the property and accused me of damaged that was there before I moved in. They would only concede after they would stumble on pictures to back up what I said. I was guilty of wear and damage until proven innocent. They hired trades people and allowed unreasonable charges since it was my deposit money paying for it. The receipts shown to me had no license info, and not enough info for me to contact to question the charges. I recommend you video log a property before you move in and not just the inside but the exterior too. Be very careful if renting from Guildwest

We are giving Guild the benefit of the doubt with the 2-star rating, because I think that they are capable of better. However, our experience with them was poor. We were wooed in to a partnership with Guild based on the fact that they have«years of experience» on their side. Being first-time landlords, we were counting on the expertise of a solid property management company to help us. That was not our experience with Guild. My first red flag was the fact that they only listed our property on Craigslist. Nowhere else. I should have taken matters into my own hands at that point, but we were assured that they move their properties quickly. So, we felt secure, until they let our ad run out. On a Friday. Of one of the first sunny weekends in the spring. We tried all weekend to get in touch with them to re-up the ad, but they weren’t available. When I finally got in touch with them to express my frustration with them dropping the ball on us, I was told that they«don’t sit around on the Internet all weekend» to take care of things like ths. Well, time went by with our vacant property, and we were consistently told that the reason our property had not rented was that we were asking too much. And we trusted them, because after all, they were the experts. So we lowered the price several times, eventually to well below market value and comps within our community(which they must never have checked into). After nearly two months of this, I finally insisted that more advertising be done, which they grudgingly agreed to, and warned me about. Fortunately for us, we had a tenant inside of one week’s time.(I should have trusted my instincts!) We are glad that we have a wonderful tenant. However, we are disappointed that we had to lock in to such a low rent, due to Guild’s lack of common business sense. :-(Had I not insisted on this, and gone against Kellie’s warnings, I have no idea how long it would have taken us to get a tenant. I am thankful to report that we have since moved on to a property management company who knows the market, and acts accordingly. I would not recommend this business to others. I also hope, for the sake of Guild’s professional credibility, that ths review will not be «filtered» as the others have.
