I’ve lived here for 14 months. The onsite managers are cool. Both Lindsey Love and Mary Catherine are good honest, nice and helpful

I have lived here now for 5 months in a one bedroom apartment. I am in my late 20’s. I love the neighborhood, being walking distance to a lot of cool stuff, but can’t stand all the noise. I have one month left, have already given my notice and can’t wait to get out. Noisy and inconsiderate neighbors. If you like to party, and don’t mind the noise, constantly hearing other people’s conversations, then you might like it. Also, if you live here, get a top floor unit. I live on the bottom and constantly hear the upstairs neighbors walking around. I also hear the upstairs neighbor’s phone conversations at 1am even though my window is shut. Management has been fine and has helped with anything in their control. Maintenance guys are friendly. My beef is with the noise. I live near the stairs, and always feel as if there’s an earthquake anytime someone comes down the stairs. Neighbors yelling across the balconies, people in the jacuzzi until 6am, drunk neighbors crashing into the carport at 3am. It’s ridiculous. Counting down the days… so tired of sleepless nights and being woken up at 3am from obnoxious neighbors.

I lived in the Palms(right next to Coco Palms) apartment for one year and would like to give a warning to people who are looking for a reasonably quiet place in OB. The building may look ok from outside, but the insulation is terrible(both heat and sound). It gets unbearably hot and humid in summer/fall since there is no AC. The window rattles very loudly when windy. And worst of all, very noisy and inconsiderate neighbors. I had to use ear plugs to sleep many times because they start parting at 2AM(!) with full volume of hard rock music. The sound goes through the thin walls and single pane windows like nothing. Very unresponsive communication by the leasing office workers and they overcharge a lot at lease end. I never had to pay anything at my previous lease end inspections for over 10 years, but I had to pay $ 200 here. they told me the charge would be around $ 100, but the final bill came out $ 200 without any notification to me. I think $ 100 charge was because I didn’t dust the window blinds… Other $ 100 was automatic charges for paint, carpet cleaning, etc. If you are a young college student who drinks and wants to party with neighbors, this place might be fine with you. If you remotely value quietness, it is not for you.

I rented a studio apartment from CoCo Palms for approximately a year and half. The location is defintiely the best part as you are only one block from the beach. There are defintiely some negatives though such as: NEVER being able to reach anyone at the office unless you physically walk down there, LOUD neighbors and other renters at all hours of the night, old windows that they refused to replace yet they constantly rattled whenever the wind blew, and the constant smell of marajuana because there was no enforcement of the no smoking rule. Since I had a studio I had one parking spot but my car was broken into, however they did help find me a new spot after that. They have a pretty decent workout room and the pool area is nice when the landlord’s children aren’t running and screaming all over it. Overall, as a single female, it was a decent place to rent from… although I did feel a little uncomfortable about the maitinence staff and after the car break in. A little bit expensive but good location. No pets allowed other than the cats that are constantly hanging out inside the complex(YUCK!).
