Everything about this company is a shit show. Horrible people to have do anything for you. Have dealt with them for 11 years now. Never had a good experience with them.

I live in Chicago, and San Diego County Property Management did a great job taking care of my condo in SD. They kept me informed, took care of any issues, and were reasonably priced. I did not have any experiences that some of these other people had, I cannot even imagine anyone I dealt with being that unprofessional. I thought communication was quick, to the point, and positive.

I have left several messages. I’ve already paid security, 1^st months and have my move in scheduled. I have been trying for 2 weeks to get someone to call me back so that I can view the unit again and measure some things. They not only have not bothered to call me back, they haven’t replied to my text messages either. This is NOT the best way to impress a new tenant.

Worst property management company i have ever dealt with. They show up unannounced and do not fully do the job they are paid to do. The receptionist has a terrible attitude and i do not feel safe in my rental unit. Do not use this company.

Horrible customer service! i scheduled a viewing of a property. I showed up and the guy Charles Converse let me in saying he’d never been inside before. The place had trash all over the ground, and a USED NEEDLE in one of the bedrooms. He said someone had been squatting. There were rat traps everywhere, there was a strange back room in the yard with a broken window which he said he did not have the key to.
Despite all the red flags, it had good bones and a good price. I asked when it would be ready, he told me IT WAS! seriously? i replied that it wasn’t, but that i didn’t need to move for a 1 week so it could work. I scheduled my sister for viewing (my roommate) — he cancelled her viewing and never returned my calls. When my sister emailed asking about the property, he said it wasn’t being showed until further notice. oh, i thought, maybe they are cleaning it and opening the back. NOPE, it’s still listed — its just that WE can’t see it. i guess they want someone okay with needles and someone who won’t ask for a thorough cleaning.

I cannot fathom how unprofessional this company is. If I could give them negative stars I would. IF YOU ARE AN OWNER OR A POTENTIAL TENANT, PLEASE STAY AWAY FROM THIS COMPANY. Here are a few terms that come to mind during my one year experience with them: NEGLIGENCE, LAUNDERING and MONEY LAUNDERING, IGNORE/​MISMANAGE, SPORADIC, ABUSIVE, etc. etc. YOU WANT SOMETHING DONE… DO IT YOURSELF!
SDCPM may take a couple weeks… or 150+ days to reach out to you concerning repairs or other matters. When I was contacted I got a generic «your email has been received» reply saying I will be contacted within 24 hours… NOPE! I contacted the supervisor who had given me a human response as in «I have so-​n-​so looking into it»…No response for 72 hours. I send another email to follow up with my inital request… NO RESPONSE FOR ANOTHER WEEK… TWO MORE… badically SDCPM is a lost cause. I took under the notion that my request was ignored. After numerous emails (with timestamps) and phone calls, SDCPM reaches out to the tenants and/​or owners when they feel like it.
I am familiar with business management. This place failed on so many levels. Communication is a big one that this company cant do. For example, as a tenant I had moved into an apartment around the first week of August. A walkthrough and interior assessment was taken by SDCPM; dated signed, etc. I get a chance to talk to the owner who notified me that they did not get the assessment until mid-​October (roughly 9 weeks later after I had moved in) and on top of that the owner did not receive the same assessment. I was informed the owner’s copy was not even dated on the date I had moved in. Meaning SDCPM had altered the move in assessment forum that was done with the tenants including myself. This could mean SDCPM attempted to add items to the move in assessment and had requested the owner to make repairs for articles not needing repairs.
Also I have email logs showing SDCPM’s repair department taking 150+ days to get back with me. A phone call is one form of communication but as a BUSINESS MANAGEMENT (keyword «Management») company emails have to be sent out to the parties involved (tenants, owners, etc.). Also, for an article included in the unit I got to wonder… why SDCPM did it take 154 days to get it fixed? Yes I have those logs too.
SAFEGUARD FOR OWNERS AND TENANTS! Take pictures during move out and move in. SDCPM had damaged an article within the apartment which had violated HOA, who had then administered a magical fine. The reason I say magical is because the violation warning was given by HOA to SDCPM in September of 2014… and the tenants and owner first heard about this in March of 2015. In addition me, the other tenants and the owner were also randomly presented with a fine in March of 2015… WITHOUT ANY WARNING!

COMMUNICATIONS: ¹⁄₁₀ (they at least sent me a few emails. One or two that used rude/​abusive language for nothing the tenants or owner was responsible for. SDCPM got fustrated they didn’t do their job, so when a fine was administered they blamed the tenants and owner.)
CONCERNING YOUR DEPOSIT. If you are a tenant and about to move out SDCPM may take extra funds from your deposit and they may hope that you and/​or other tenants forget that you are awaiting to receive your deposit back. There are multiple reviews on here where people are not getting their deposit back until the last minute… or a little late. So here is my experience. Me and the other tenant’s deposit was guaranteed to be sent back to us 21 days after our move out date. SDCPM administered a bill for cleaning and fines from HOA (which was already paid… so SDCPM was trying to grab a little something extra from our deposit.). We knew the cleaning fee was a lie cause myself and the other tenants spent roughly 10 – 12 hours cleaning the place (not exaggerating). Plus we have pictures of the state the apartment was in when we left so we know there is nothing left to clean. So we refute the cleaning fee and HOA fine… SDCPM gives no response and does not mention when we will get our deposit money back. Now the owners are involved… and an attorney on the email because SDCPM did not return our deposit on the designated date. Well what do you know… SDCPM responded saying we tenants are getting all of our money back… hmm…(laundering much?)

Currently renting property through SDCPM and it is horrible. None of our questions are ever answered and it takes them forever to email back. Communication is horrible and like what other people say they just collect your money without solving any of the problems. Counting down the months that we are out of here and sadly we have 7 more months left to go.

If i could give this company 0 stars i would. in fact i would give them negative stars. THEY ARE HORRIBLE!!! Rather you deal with them to rent, or take care of your rented property, they suck and wont do shit but collect money. They never answer their phones or return your calls when you leave a voice mail. They only ever send out a text message that makes no since, or a email at 2am. (no joke!) I have been in this rental until for 2 months now, it needed the carpet replaced and the paint done and lots of little things here and there (that yes make the house function) They have yet to still do any of it, ive contacted the actual owners of the home, and they are just as fed up with this shit company as i am, the only thing that sucks is im sadly stuck in a home i hate and it makes me depressed living here! im now counting down the days until our lease is up… come on June 2016! ugh!

Rarely does anyone answer the phone when you call the direct number. I don’t understand how one company has so many people as part of the staff and yet when I email everyone on the team I do not get a single reply from anyone. I’ve had more issues with this property management company than I can count. They are unprofessional, unorganized, unresponsive & should remove «management» from their title because that is a service they do not offer. If you are planning to rent under this company, be advised.

Long story short, nobody showed up to a confirmed appointment. A promise of follow up was not delivered.
Long version:
On November 6^th I used their website to schedule a viewing of a property at 11 033 Caminito Arcada for 3PM today (the 8^th). I opted for text message confirmation.
On Nov. 7^th, I received a text alert that I needed to confirm. Sent confirmation, got back «Confirmed. See you there.»
Today, I get a text message, «Friendly reminder that your showing… is in 2 hours»
Went to the property. No one was there. Called the office and it was indicated that I should have received a cancellation notice because there was already a deposit on the property with pending application. I received nothing to my cell phone or my email. I know both of those details were correct since I’ve received automated email and text communication from them. Nope, not in spam folder or similar.
The person was least apologetic and tried to compensate by indicating that the application fee would be waived if it came to it. Well, that was until he heard that there were to be 3 adults applying and rescinded that offer. The reason I wasn’t communicated with was to be looked into.
I never got an explanation as to why I wasn’t notified about cancellation, but did get a call back indicating that he’d know by tonight if the pending application would be complete and scheduled a tentative time for Sunday.
Didn’t get a call back indicating either way. I can only interpret that to mean the application did go through. Since a contingency plan wasn’t needed anymore, I was of no further value.
Glad it didn’t work out, else I might have rented from them.

Must be a thing in the Universe that draws me to properties with bad management companies overseeing them. Guess I will just have to consider going back to the ancient, time honored method, get to know the property owner even if the property has a management company like SDCPM collecting their rent.
If I could give a 0 star review, it is sad to say this business would deserve exactly that.
The Top 3… biggest challenges
1. Not responding to messages left by phone, sent by email or posted on the web.
2. Availability of office hours, bad policies for payments and refunds.
3. Advertising a property for rent that is not up to code.
Not responding to messages, however delivered, is a big slap in the face to me. My experience: Returning home one evening, we arrived to no electricity in the apartment. We called and followed the instructions for leaving an emergency message. This was July 30 and as of October 3, 2014, still no call back.
Office hours, lousy policies for payments and refunds, Oh, My! Wow! What other property management company only accepts cash, check or money order in the office between 9 AM and 2 PM (After August 1, this was shortened to 9 AM to 12 PM)? How about any other company that will only hand out keys to new tenants between 9 AM and 12 PM, Monday-​Friday? How about a property management company that wants you to use one of several websites to pay your rent online (even though a fee is charged to the person sending money each time)? The last straw: We received a Security Deposit Itemization and Repair Estimate by email August 24. Our deposit was dinged $ 50 because we did not throw away the boxes and other stuff left by the tenants before us. As of October 3, 2014, no deposit check has arrived at the address it was to be sent. No response to my requests for information.
As time passed in this apartment, we became aware of #3, a bathroom that is not up to the building code. In the evenings, we could smell sewer gas in the area of the bathroom sink. We had been advised that the pedestal in the bathroom was not a standard pedestal. There were no doors to access the plumbing beneath. As we came to know, during our tenancy, one requirement for a property to be acceptable as a rental unit is access to the plumbing under the bathroom sink.
The biggest indicator (beyond the gasses we could smell near the sink) was watching a line of ants coming from the shower floor drain. We notified management on their monthly form to be submitted with the rent, as well as voicemail, but no meaningful end was brought about.
No reliable contact, truly bizarre hours, policies for payments and refunds that are certainly tenant-​intensive (and expensive). What started as a stressful and nerve-​wracking application process followed by very arbitrary rules that made no sense but, if we wanted to rent the apartment they were representing, we had to agree to, and an absolutely unrealistic move-​out experience combined to make living there the fastest way to drive me crazy.

Bunch of criminals. Say on Friday they’ll charge my card for a holding deposit. Doesn’t happen, Monday I call to say I am no longer able to rent the property, still haven’t been charged a holding deposit. Then the day after I tell them I can no longer rent the property is when they finally charge a «non refundable» holding deposit. If they had charged my on Friday like they said they would, I would have understood but to charge me the day after I tell them is absolutely ludicrous.

Terrible Property Management Company–
I have had the worst experience dealing with SDCPM. They are unprofessional, rude, unresponsive and incompetent. I’ve been renting for 10+ years and have never experienced such bad service. When I moved in there were some work orders that needed to be completed that I noted in the walk through with Lourdes and although I was promised they would be taken care of immediately, they have not been fixed. I’ve sent emails and called the office several times to follow up and the employees give me the run around and state they «need to run everything with the manager and that they will get back to me».
I’ve asked several times to speak with the manager, James and have emailed him requesting a meeting to complain and address my concerns and he won’t return my calls.
I strongly urge all property owners to find a better property management company to manage their homes. This company has terrible customer service and doesn’t satisfy any tenant requests or concerns.
Although I love the home I’m renting, if I could go back in time I would reconsider moving in ONLY because of the bad service and problematic situations I’ve encountered with SDCPM.

Horrible, just horrible. I viewed a property they had for rent and told them I’d need it for next weekend. So I gave notice to move from my previous apartment, only to find out they’d have it ready for next month. Wth? I ended up staying at at motel for two weeks with my child because of their miscommunication. Keep up the horrible job SDCPM

I’ve was a tenant for this company for the past three years, they raised the rent each year without fixing anything in the apartment, and whatever they fixed, I was
Getting billed for. Not to mention that if Lourdes, doesn’t like how the backyard looks she won’t send someone to give it maintenance but she will send someone to take your stuff without a notice and then send you a bill, to pay the agency who took your stuff. You can’t Trust this people! The houses are old, poor maintenance, bad customer service, you’ll Never get a call back from them only bills after bills.

The worst management company in the world, I owned several homes and now I have been renting a beach house from them and would never recommend them to anyone…
If you like dealing with idiots with nothing ever being fix, rats, when then do fix something they ruin your property then rent one of there property…
I have a refrigerator that sounds like a vw bug and they wont fix it.
I have rats in my garage, I had to call the exterminator…
The house has termites and they don’t care…
The roof in the garage had a leak and ruined everything, once they fixed the garage it was 10 months later. When they fix the garage they ruin my property, and its been a month but no answer of replacing of it…

From the very beginning, working with this company has been difficult. Their lack of communication and consideration for others astounds me.
I truly loved the house and neighborhood I lived in. I even loved the owner of the house who came over every time something needed to be fixed immediately and made sure the issue was taken care. However, SDCPM continuously made things unpleasant and more difficult. Don’t bother calling them– they won’t answer nor will they return your calls or most of your emails. It’s better to just surprise them at their office and wait all day for whatever you need done to get done. (Side note: if you go into the office, don’t let them tell you they’ll email or call you later. They won’t.)
Moving into the house was a nightmare. Because of some major pipe leak, we were called late the night before our move in date with SDCPM asking for us to move our date back a few days (too bad we moved out of our other places already and all the cars were packed up and ready to go). After going back and forth, we were able to move in a day later than our lease stated. Sadly, we moved into a filthy house which took about 4 hours to clean (who knows what a cleaning deposit is for) before we could even move our stuff in.
Moving out of the house was worse (which I didn’t think was possible but nothing proves to be too easy with SDCPM). Two weeks before our lease was up, we visited SDCPM to ask what the move-​out procedure looked like. To our surprise, they said we are unable to move-​out at the date our lease ends because we have not put in our 30-​day notice and will have to pay a prorated amount for the remaining days after our lease ends. Nowhere in our lease did it state that we needed to give a 30-​day notice. I was certainly unaware that it was my responsibility to remind them that my lease ends on a specific date and that date is in fact when I would like to move. Because I work in real estate, I had our lease looked at and sent an email to all the staff involved and the SDCPM owner, James Burrell, stating that we would not be staying any longer than our lease and if there is still a problem we would be reporting them to the Better Business Bureau. Although never once hearing from Mr. Burrell himself, the issue was resolved and we were able to move out on time and receive our full deposit back.
If you are interested in renting out your house and don’t want hatred from your tenants, keep searching for a rental company. There are plenty of enjoyable, competent property management companies in San Diego. If you are interested in a house listed with SDCPM, keep looking. It may seem like the right house for you, but I promise it is not worth the anger, frustration, and time wasted.

I rented a townhomes managed by SDCPM for more than a year and they were helpful from getting into and finding a place to the time I had to relocate. Any problem I encountered whether it was a maintenance problem to accounting concerns, they were always quick to respond and take care of it. I would recommend them to anybody looking to rent because they really know what they’re doing. Sandy, at the SDCPM office was my go-​to person and I always got a response and action. I like that I was able to pay rent online thru their website and submit any work order requests on website, too.

If I could give them zero stars, I would. I’ve been living in a unit on C St. for almost 3 years, and have been lucky to live in a good unit that doesn’t need repairs and doesn’t need any attention from them-​LUCKILY.
The guy at the actual office-​George-​is RIDICULOUSLY UNPROFESSIONAL, never returns a phone call, and in the almost 3 years I lived here never gave me a lease to sign!!!
I put up with their crap because I really liked where I live, and have to move out because the owner is supposedly moving back in, but with these people I don’t believe it for a minute. The owner-​James Burrell is incompetent and violates every law and tenant’s right bill. We were told-​VERBALLY– that we had 30 days to move.
Bottom line — DO NOT DO BUSINESS WITH THESE PEOPLE!!!
