Literally the WORST and most GHETTO building in the world. The cleaning crew DOES NOT clean the building. The elevators are BROKEN constantly — and are extremely unsafe.
The bathrooms are HONESTLY HORRIFYING!!! NOT clean or stocked.
AND the stairwell is constantly smelling like URINE from homeless people peeing there.
Lastly — the alley is atrocious. Impossible to get in and out.
Worst building and management. They need to do some SERIOUS work on the elevators and interior of the building.

Great apartments. Awesome view. Horrible living conditions because of the noise. Unless they sound proof all the windows, this place is basically uninhabitable. Between the horrible reggae band pounding on the boxes outside, or the off-key cowboy singing, you have noise until 11pm. Every morning at 6am, they’re powerwashing the entire promenade. This is assuming you’re on the ocean side and not the alley, which I hear is louder because of garbage trucks.
Nice people, great management, but unless the city changes the noise ordinance, you’ll go insane.

This building is part offices part condos/apts. My friend lives there and I went to an event on one of the patios overlooking the promenade. Great location (if you like busy!).
Know before you go…
The parking entrance is off the alley, enter off Broadway between 3^rd and 4^th. They have public parking — valet.
