When we used them as our property management co. they never called us to asked to fix things instead we just got a BIG bill for small things like a hole in a screen so they put a whole new screen in. Always a bunch of charges added on Each month. Also, I always got my rent payments from them late which I think they were getting them late and never giving me the renters late fees. Something was always fishy about their practices.

I rented a townhouse for 4 years with my family. The team at Kolodge was nothing but professional. We would have our issues resolved immediately upon calling the office. We also had a great Landlord so that helped too. Overall experience was good.

This review is only based on my short experience with this company. I was able to easily schedule an appointment to see the available property, Patricia was friendly and answered all my questions. I submitted an application with a $ 30 application fee after two others and with a fairly late move in date, so I figured my chances of getting the place was low. Patricia informed me that the application fee was really just for a background and credit check and that I would get my money back if they didn’t get to my application. About two weeks later, I received written notice that I didn’t get the rental along with my application fee. I appreciated the notice and that the money was returned as indicated. My only critique is that it would have been nice to receive notice earlier.

Kolodge property management may be fine for the renter, but for the property owner — her style of management can only be described as MISMANAGEMENT. Somewhat like contracting herpes… you dont find out — — - –until it’s too late

Geez, this was the worst property management I have ever had to deal with! They take advantage of people who are on a tight budget and are not willing to compromise. The rent was highly expensive for the quality of the home, and there were no negotiations of price. When we first moved into the house there were numerous issues we weren’t fond of – the vent above the stove blew all of it’s grease-filled smoke up onto the cieling and each wall painted a different shade of tan were just a couple of them. The most aggravating issue came when they were requiered to inform us 24-hours in advance when the landlord would come, yet they never gave us any notices and the landlord would show up with impunity(he even showed up at our house at 9am on Thanksgiving Day!). When we moved out of the house we left it virtually spotless(other than a minor bleach stain on the carpet and the fridge had some food in it), however Kolodge claimed their maid had to spend three days cleaning the«filthy» house. In addition, according to the contract signed at the beginning of our lease, it was stated that our deposit was not to be used toward the last month’s rent, however without our knowledge Kolodge took out a prorated amount for the last month anyway and did not let us know of this until we asked why so much was taken from our deposit. Again, this has been the least reasonable, most difficult property management company we have ever dealt with. Extremely unprofessional and deceiving, DONOTRENTFROMKOLODGEPROPERTYMANAGEMENT!!! P. S. For Sonoma County’s fairly loose regulations, they tend to have very stringent and close-minded guidelines.

Kolodge was a great property company. They were always no more than a phone call away to help and were great about making various maintenance repairs and upgrades as soon as possible. My neighbors(also with Kolodge) were all outstanding people. The property definitely needed some upgrades, but they are currently taking care of that. I would definitely rent from them again if I were still in Northern California!
