My family and I lived here for 5 years. The first year was wonderful but unfortunately that year the complex was managed by Gables. Once management changed everything went down hill. The maintenance crew are always closing task without never coming to do work. The garbage dumpsters stay full and filthy. The office staff always refer to their main mgmt when they do not want to assist in solving. We had to pay our rent by money orders for the past 3 years because of some online glitch. The pool was ALWAYS littered with dead bugs and falling leaves. No one never kept the pool cleaned. Parking is a horror after 6pm. The neighborhood is great and location to first colony mall is close.

This is not a bad apartment complex depending on what you are looking for. Pros: –Maintenance is usually timely. We have had a few occassions where it took longer than preferred to get maintanence, but in general, items are fixed in a timely manner. –Nice area. This is in a fairly safe area of Sugar Land, and in close proximity to Oyster Creek park and Lost Creek park. We have walked/jogged/biked to both parks on numerous occasions. –Near to several restaurants/shopping areas on Hwy 6. Cons: –Outdated: They are in the process of renovating apartments as residents move out, but are charging significantly more for the renovated apartments. The non-renovated apartments are quite outdated, as these apartments were built decades ago. –Onsite management has little authority; always refers to the parent company as a reason they can’t do something. We had a one-time issue with the online payment system(bank routing number was entered wrong), and after that, for one year, they refused to accept personal checks, cash, or online payment. Getting $ 900-$ 1000 money orders every month is a pain in the ***. Manager said she would have this requirement removed when we renewed lease; never happened. –Parking: Good luck finding parking near your apartment if you come home after 7 or 8pm. I ended up renting one of the reserved covered parking spots because it became too much of a hassle trying to find a spot(I worked until 11pm on some days). Overall, I lived here for almost three years. And in general, enjoyed my time here.

We just got a house and are getting the hell outta dodge. Not only do these people nickel-and-dime you to death with«trash removal» fees, water/gas, etc. they will NOT change any of your light bulbs except for the flourescent kitchen lights. And several times the maintenance would be called out repeatedly to fix what they didn’t fix the first time. Plus, the entire complex has a grand total of 3 trash dumpsters. Three. That is freakin’ ridiculous. And their«covered carports» are a joke… the sun can still bake whatever is in your car… and with the apartment I was in, I could not have taken advantage of a carport anyway since I would still hafta run in the rain to my apartment. Do NOT live in this joke of an apartment complex. They do not care about their residents.
