Absolute Home Inspections

We wanted to work with a home inspector who could give us the best advantage negotiating closing terms with our builder. After contacting Gary we were very happy to learn that he had worked as a builder and was very familiar with the reputation of our builder. His inspection report included detailed explanations and photos of the issues he discovered. The style of his report made it easy for us to engage with the builder and ultimately have the issues corrected prior to close. When the builder pushed back on a particular issue Gary provided us with technical specifications from the county building code manual supporting our stance. The builder ultimately agreed to correct the issue. Without providing the specific technical specifications that Gary provided we would likely not have been able to back up our case.

Gary was extremely thorough. I called on a Friday and was able to get an apptmt for the weekend, despite his busy schedule. As a first-​time home-​buyer, Gary explained the «issues» with the house very thoroughly and answered all of our questions.
We received his report within 48 hours — very thorough and detailed! I also appreciated that he took pictures of the issues with the house.
I’d recommend Gary for home inspection and would definitely use him again!

We used this company 3 years ago for a rental townhouse we bought and liked them so much we used Gary again last week.
Gary is very thorough and went over everything with me to make sure that I understood what the problems were and how to correct them. He was even able to tell me approximately what the repairs would cost so I wouldn’t get ripped off. He told me not to worry about remembering everything as we went through the house because he was taking photos and would write everything down in a report.
All in all, he did a great job this time too and we’ll use him on the next house we buy :)

Inspection was not, in my opinion, professional or complete and this house has been a (sadly preventable) nightmare of repairs since I moved in.
This inspectors contract stipulated things he would and would not check. As a first time home buyer I didn’t know what was normal for the inspector to look at. I got left holding the bill.
If I had it to do over again I would use a different inspector. One who looked at EVERYTHING, not just the surface of the house. I’d hire someone who made sure I purchased a great house.
Gary Marsengill is not that guy.
A house is a huge investment — don’t use this service — you deserve a better experience than I had.
