The Residences at Justison Landing was a terrible place to live. Things got even worse when I moved out. Read on to find out why. I was one of the very first occupants of The Residences at Justison Landing. Over the years, my wife and I found Justison’s claims of «luxury living» to be dubious at best, none the less they did have very cheap rent at the time, so we moved in. Also, I was surprised to learn that they did not require a security deposit. Being the first people to live in our apartment, my wife and I did our best to take good care of our home. We were dismayed to find that the paint they used was of such cheap quality that cleaning it was impossible. Any attempts to wipe up splatters or spills simply resulted in the wall soaking up the cleaner and leaving behind an ugly grey spot. The cabinets are of similar poor quality. The simple act of touching a cabinet door to open or close it caused the cheap finish to wear off. Cleaning the cabinets caused the finish to wear off as well. Like most people, we cooked in our apartment. Their exhaust fan did nothing to suck up any cooking vapors. The paint however, held every bit of them, causing the walls to have a dingy look. I asked the landlord to repaint the unit with quality paint; they refused. The carpet was a beautiful white when we moved in. However, white carpet very seldom stays white. We did our very best to keep it clean, removing our shoes when we got in the apt. None the less, over the course of six years, the carpet became greyish in color. Again I asked the landlord to replace the carpet; again, they refused. Had they rented the unit to a new tenant they would have certainly repainted and put down new carpet. What that tells me is that they value new tenants over existing ones(probably because they can charge them more ;) The washing machines took a VERY long time to wash and dry the clothing. The washing machine would not spin at the end of the cycle, we had to do that manually. The drying became clogged with lint and cleaning it required major disassembly of the unit. Again, nothing luxury about that. The faucet constantly leaked. They could not complete a simple repair as the faucets they bought where bought whole, so the only way they could fix it was to take a functioning part from an existing unit. They managed to misplace a very large and expensive package of mine. When I suggested that the item may have been delivered accidentally to the condos across the street, they assured me that they ALWAYS brought packages over if they were delivered to the wrong address. I had to file multiple claims with USPS and Amazon to get my item replaced. Only then did the employees at Justison Landing discover that my item was INDEED delivered across the street. They hire conciereges to create the appearance of luxury. The only problem is that they are almost never at the desk. My wife would have many heavy bags and be struggling to open the door and they would just sit there, staring at her, slack jawed, with no intention of helping. They had several false alarms where the fire alarm would go off in the middle of the night during the dead of winter. They claimed the malfunction was due to the cold weather. If you like the idea of being roused from your sleep in the middle of the night in the dead of winter by an ear splittingly loud alarm, by all means, move right in. Just recently, I moved out as my wife and I bought a home. Having lived in the unit for many years, I understand that we would be responsible for any major damages to the unit. I was flabbergasted by the bill they sent me. They wanted 1908.00 to replace laminate flooring that took up about a 10×15 foot area. You don’t have to be construction expert to realize that is an exorbitant amount to replace inexpensive plastic flooring. I got an estimate to fix it several years ago and was told it would cost approximately 500. When I shared this info with the landlord their response was: «You should have taken advantage of that price when you could». They had no interest in working with me on mutually agreeable settlement. I chose not to repair the floor as the damage was barely noticeable. Futhermore, if the landlord was concerned about damages, why didn’t they take a deposit? The Residences at Justison Landing are owned by the Buccini Pollin Group. They own many apartment buildings in Wilmington. In short, they sucker you in with no security deposit and when you leave, they slam you with an insultingly high repair estimate. Its worth noting that we were NEVER were late on a rent payment. We kept quiet and never had any complaints against us. We were excellent tenants and this is how they repaid us. Stay away, stay far far away from the Residences at Justison Landing.
