Most estate agents are dodgy but this one takes the cake in lack of ethics. They listed a studio on Hanson Street listed for 3 months and only got lowball offers. Agent Michelle started a dialog with me because she wanted me to put in an offer and we spoke over several months as the property languished on the market. I liked her and decided to put forth a final offer for the flat on a Friday, which was accepted the following Tuesday but was taken away by Friday! I started the process with the solicitor that they recommended and within days by some miracle an offer just came out of the blue and they pulled the rug from our deal trying to get me to bid more. Michelle made a bs explanation about how the offer just came from nowhere and she had to put forth all offers to vendor even though mine was already accepted. They used my offer as a bargaining chip to get more money. I know this can happen but an acceptance is an acceptance. Buyers, deal with these guys at your own risk! I will avoid them at all costs.
