RPM sent an email threatening to sue me if I didn’t take my Unilocal review down, so I took down what I wanted to say. But here’s what I can say. I don’t like they way they handled a friend’s rental and I don’t think you should use them. That is my opinion so I don’t see how they can sue me for that. Have a great day ;-)

Rented from them from 2011 – 2015. While there were hiccups along the way regarding a few issues, they are good and honest people. After looking at Unilocal reviews of property management companies and reading horror stories I wanted to come on here and give them credit. Would rent from again.

My experience as a tenant with RPM California Coast was mediocre. The staff was very non responsive and unprofessional. Specifically, it was very difficult to get maintenance issues taken care of. I usually did not even get a response until after sending three emails, cc’ing everyone at RPM I’d ever had contact with, and calling. By that point, my phone calls were generally met with annoyance. They rented me a unit in shoddy condition and then hid behind the fact that I accepted the unit «as is» when I’d try to get things repaired. For example, the entire plumbing system needed to be replaced, and should have been prior to the unit being rented out, but instead I lived through days of sewage overflowing into my bathtub and bathroom. The vendors that were finally sent, after I explained that the situation constituted a violation of the lease, reeked of alcohol and left broken and dirty pipes in the yard that stayed there for several months through the end of my lease. In another situation, I went almost 30 days without a functioning stove. I only got action when I threatened to buy my own stove and take it out of the rent, which I was legally entitled to do after 30 days. Finally, during the walk through, I was told that certain things had not been cleaned, when they had been. Only one of those things ended up actually being deducted from my security deposit. This was especially irritating because certain things were not clean when I moved in but I did not think to make note of that for the purposes of defending during the final walk-​through. My recommendation would be to also include cleanliness issues in your MOVE IN inspection sheet. I am just happy to no longer be a tenant with this company.

RPM has gone through a major change! In the past few months of renting with them, they have switched from being unresponsive, rude, and hard to get ahold of, to being kind, bending over backwards to get things done, and being understanding when life events happen. I’m not sure whether there was a shift in management, employees, or an altogether awakening of spirit, but whatever happened, it has been for the best.

Rent from them at your own risk. I’m scared to write this because I still have to get back a security deposit and they’ve already shown signs that they are vindictive. Plus, if you read the other bad reviews on here, it’s always about them treating your security deposit like their personal piggy bank. That being said, it’s important this is shared as we had a bad experience with company from the start.
They’ve been non responsive at best, rude at worst. They gave us broken garage door openers, bad keys and it took them more than month to respond and make it right when we first moved into the unit.
We had to vacate the rental unit during the middle of our lease due to the entire complex being tented for termites. (We wanted to be good neighbors but also felt like we shouldn’t be completely paying for our entire family to move out for a week.) We negotiated through them with the owner and it took a little longer than I’d like but we were able to come to terms. However, it then took them more than 45 days to actually pay us these expenses. The first time we asked about it, they were incredibly rude and acted like we were putting them out for asking for our reimbursement.
When we moved in, we were up front we were looking for something short-​to-​mid term as we just relocated to the area and were selling our house elsewhere. We asked for a 6-​month lease with an option to go month-​to-​month afterward and agreed on a 9-​month lease, but were told adding to the back end month-​to-​month shouldn’t be an issue.
Instead, in our final month of the lease, they let us know the owner would accept nothing shorter than a six-​month lease. They gave no reason for this and when I asked for them to work out an extra month, I was offered to pay nearly double ($ 6,000 3br, 2.5 bath townhouse) for the month.
Their attitude and condescending manner was even more frustrating because when I finally got a phone call, it with somebody who hadn’t been involved with any emails or prior conversations. Then, he constantly cut me off and refused to let me finish a sentence. He hung up on because he refused to confirm they would contact us to set up a walkthrough of the unit so we could see what’s expected of us to get our security deposit back from them. He also said it was my «hostile tone and demanding nature» they would not speak with us over the phone. Considering they have rarely, if ever, returned a phone call, during our poor business relationship, I doubt I’d want to speak with them again, save for the fact they have our security deposit.
If you want somebody to barely run your properties while making your paying customers extremely unhappy, hire them.

here is a summary of my experience as a owner renting my property through rpm cal coast:
1. post tenant cleaning was quoted at around $ 330. my wife found some cleaning app and we got this done for $ 25 after 50% introductory discount. EDIT: i forgot to mention… they tried to charge me this $ 25 for the work that I performed in their book keeping mess (see item 3). i had to explain to them several times that this work was not performed by them (and they should not be charging me for work that i performed) before they finally removed it.
2. i gave them 3 keys 5 years ago: postbox key, apartment key, front gate key. a few months ago, they gave me a bunch of 20 or so keys. i asked them what they all are, and they didnt know. my guess is that they mixed some keys around and i have keys from their other customers. also, i assume that their other customers have a copy of my key floating around in a similar fashion.
3. book keeping is a headache. i don’t consider myself a dummy by any means (day job is in engineering) but i have a hard time figuring out why the same amounts are being listed and deducted in multiple sections, etc. i employ property managers in other states for my other properties and they are all easy to understand and don’t require multiple calls to the office for clarification.
4. i typically have them automatically pay my hoa fees month to month. during my final month, i asked them what i thought was a simple enough question: who is going to pay the HOA dues for the last month? i was trying to avoid paying it myself, only to have them pay it again, hence resulting in a double payment. Answering this involved being transferred back and forth several times and 20 minutes total on the phone. seems excessive when the only two possible answers are «you» or «me».
5. they perform water heater work with a 30 day warranty. i paid them $ 800 for water heater repairs 2 months ago. there is a gas smell that the tenants did not report, and the 30 day warranty period has passed. now that the tenants are vacated, i am left to deal with this myself (however, for much less than $ 800 =D…)
in my general interactions with the staff, i am not sure if they are incompetent or indifferent. i am also not sure which is worse…

My fiancé and I rent the home of our dreams from RPM. The one and only disappointment has been the owner’s reluctance, after a particularly negative experience with a prior tenant, to allow us to have a pet. Michael Adkins went above and beyond, doing everything is his power!, to help champion our desire and help make the owner understand how much we love their house, and have treated it like our own. Today we got the GREAT news!!! The owners have kindly given their consent. WE’RE GETTING A DOG!!! Michael Adkins, you are our HERO!!! YAY!!!

Plain & Simple, RPM steals from your security deposit by way of hiding behind sham, overblown charges. Some of the staff at this «company» are completely unprofessional and rude.
Be Warned.

My fiancé and I rent a beautiful home managed by RPM in Playa del Rey. While we have experienced maintenance issues (e.g. Heat out for a while during winter, pool broken at start of summer) since commencement of our lease, and these issues can take time to investigate and resolve, happily they are ultimately attended to and completed in a satisfactory manner.
Even better though… Our landlord precluded pets in our lease. With the help of Mike Adkins, he really really went to bat for us with our landlords and today we are the happy parents of a cute rescue fur-​baby! A so-​so property management company wouldn’t have listed a finger, a great one successfully advocated on our behalf. That’s saying a lot about the people behind the company. We are happy enough to extend our lease a year before it expires!

My rental property is managed by Real Property Management. In all the years that I have been renting in Southern California (14 to be exact) I have never had a more responsive management team. They have not only responded immediately but also in a very positive way. Michael Adkins is amazing to work with along with the maintenance person Miguel. Highly recommend and nothing but good things to say.

We were gone from the LA area for just over a year and used RPM to find a tenant and manage our property. They did a really wonderful job from start-​to-​finish. Excellent communication, really great electronic infrastructure that makes everything so simple. They found excellent tenants, and we moved back into our home just recently, and it was just as we left it. Can’t recommend RPM highly enough, and we’ll definitely use them in the future if we need a property manager!

Real Property Management is the best in the business. Michael Adkins found my place within an hour and he and his staff have been truly amazing. Gladys and the girls in the office are so professional and are on top of all repairs. Michael is so personable and treats every property like it is his own. I highly recommend RPM and I am so grateful that I found them ! Thank You !!!

First time working with a property management company. Grace, Gladys and Mike and the entire staff are a pleasure to work with. They rented my property within two weeks at a rate that was higher than I expected. Very professional and has done a great job with repairs.

I have been using Real Property Management for almost a year now and I have to say how pleased I am with the way they manage my rental property. Greg Stromberg is the one I deal with primarily there and I have nothing but good stuff to say about the way he has been handling things so far. He has been on top of everything from the very start and his personable and sincere attitude always puts me at ease while dealing with property issues big or small. I worked with Michael Adkins on the rental of our house in Playa Vista. He truly cares about the property and looks after it as if it was his own. He was successful in getting the perfect tenant and his level of service is professional and beyond exceptional.
