Can’t recommend using these guys. Just bought a condo and two of the AC units are practically falling apart, leaking, and are in desperate need of replacement. Costs about $ 1200 a piece to replace. Also evidence of other water leaks in the bedroom they didn’t find or note on the home inspection report. Really shoddy insulation near the sliding glass doors they should have noted as well but didn’t.
Also overpriced at $ 300 (WHAT THE HELL DID I PAY FOR?)
Bottom line is, if you have to pay for a home inspection when buying a home, look elsewhere. These guys are not thorough and overpriced and could end up costing you money like in my case where these issues didn’t come up in the home inspection report and I wasn’t able to negotiate with the seller. First time buying a home and I overtrusted people I thought were looking out for me. These people were recommended to me by real estate agent Morgan Stillwell, who I also would not recommend. Hope this helps someone else.

Home Inspection. Groan. Having just completed a home sale/​purchase, the idea of ever having to use All-​Pro Services again would make me cringe.
Where to start? How about seeing Greg standing on your toilet to check a vent — and leaving a dirty greasy handprint on the tiles/​wall when he stood on the toilet? Said vent is now three quarters of the way closed now. Dirty handprints on the furnace filter cover? Or leaving the dryer on pause after checking it and then we see it a day later when starting laundry?
A shower head that was turned parallel to the wall and suddenly leaking out of the sides after he checked it? A recommendation for a carbon monoxide filter that was clearly visible? A screen door lock which he passed over on his inspection on the home purchase 6 years ago and was never used? (upper level condo). An unused bedroom door lock which did not work 6 years when he did the home purchase inspection and not noted then? Noting that the gas fireplaces are inoperative when he was told the pilot lights have been out and never relit? He says his bad knees prevent him from lighting the pilot lights so a repair is required because HE can’t perform his job?
It is suggested that you follow Greg around to catch everything that he does not return to the original position or turn off after checking or leave dirty or maybe even break. Follow him around with a stepstool since he doesn’t bring one and likes standing on toilets, and follow him around to remind him about the items he skipped on your purchase. Call him afterwards to ask him why he’s recommending repairs to an item he deems unnecessary and jokes about. Maybe give Greg your glasses to wear.
It’s your call. You might want to call someone else.

Greg Patti and Mike Mobis were absolutely amazing. We spent over 4 hours for our inspection and could have used even more time. This was a very thorough inspection and resulted in us deciding to void the contract because of all the problems that the inspection uncovered. Greg’s experience and competence allowed us to make a decision to not purchase a home, preventing us from committing to financial suicide. If you think you love a home at first glance, please hire Greg for your inspection so that you get a transparent assessment of what’s lurking beneath. There was no sugar coating the inspection outcome and he did his job. I would hire Greg and Mike again. The inspection was money well spent.

This was the best home inspection (my 3^rd) I have ever gone through. Can’t say enough good things about Greg Patti. Extremely professional, on time, humorous and a pleasure to work with. Highly recommend.

If you’re buying a home, YOU WANT THESE GUYS. If you’re selling a home, you better hope your buyers don’t use these guys. They find EVERYTHING. They find things I didn’t know existed. They bring things like binoculars. Binoculars!
Our home inspection for a five bedroom house took between 4 to 5 hours and cost around $ 700. I was initially surprised at the cost but was told that’s pretty standard and after I got the report, it was clear what the money went towards. It was massively thorough and well documented with photos of actual as well as potential issues.
