We own two multi-​unit properties and we have been with Shell for a couple of months now.
Here is our experience so far:
1. She was able to rent our place that sat empty for 4 months under previous PM.
2. She meets tenants/​potential tenants at the units, and maintains a relationship with them.
3. She is extremely knowledgeable about maintenance, pricing, has gotten us several quotes and looked after saving us money while maintaining quality on renovations.
4. Some of the tradesmen they have used have not been the best, but overall we are satisfied.
5. They do charge $ for gas (???) for every call they go out on. Not sure why they still do this. Gas now is much cheaper than it’s been for a while.
6. They use App folio, but you can’t get on it as an owner (which is not the case with other properties we own). You can get a report from them, but that’s about it. And BTW, the link to the report is only valid for a couple of days. They charge a fee per unit for using Appfolio! … AGAIN, LIKE THE GAS CHARGE IT SEEMS THAT IF THEY CHARGE ME % FOR MANAGEMENT, THEY SHOULD NOT CHARGE ALL THESE EXTRA FEES.
7. So overall, we are happy with their services, with a few little quirks thrown in.

Slum lords. This place is a total scam, find a place that does not deal with them if you don’t want to get completely screwed over!
